360º Asset & Facility Management Structure and Smart Pakistan Facility strengths & capacity
Implementation / Installation of Asset Management system (AMS)
AMS is a set of associated functions or components of an organization to establish policies and procedures to achieve the goals in support the organizational planning strategy in line with the vision and mission of the organization.
360º solutions will enable the implementation of quality standards like ISO 5500x and other international guiding principles that would provide reliability, continuity, and safety of the business for the current and future issues, risks, and opportunities would be identified and addressed with legislation and regulation. This consists complete life cycle of an asset from need identification till its disposal.
Maintenance and Installation of Technology systems (TS)
- This comprises of Building automation system or Building Management system (BAS or BMS) or Industrial internet of things in line with ISO 16484 and ASHRAE 13-2015. The primary goal is to automate and take control of these operations in the most efficient way possible for the occupiers/business, within the plant or facility, is also connected to the system to allow remote access.
- Most of the organizations have various categories and vast quantities of assets, making cost-effective management of this quantum a complicated and difficult activity. The most effective solution is to deploy a Computerized Maintenance Management System (CMMS) or Enterprise Asset management system (EAM), which facilitates in effective utilization of AMS & BMS by tracing preventive maintenance, planning and other interrelated activities, etc., thus this is needed to align with asset and facility management approach in order to deliver the required value for the organization in line with the requirements of asset management standards like ISO 55001.
- This approach ultimately integrates people, process, and technology.

With AMS and TS performing different but complementary functions, they target the same objective, i.e. efficient and effective utilization of premises resources, but approach in a different mode. However, the key is that they come together, integrate, and work in a unified manner.
Management systems bring the process; technology systems bring the tool set to execute it.
Process creates data; technology systems deliver it. You need both to achieve success.

Why SPFS is better choice?
We conducted a 360º study to determine what types of services are required to healthcare, educational, industrial, commercial or residential sector to meet minimum requirement to upkeep a physical facility efficiently. Based on the study SPFS provides:
- Skills sharpening and knowledge enhancing training programs
- Design, refinement, documentation, and implementation of Asset/ Facility Management Engineering in line with ISO 55000 the international standard of asset management systems to operate economically, reliably, safely with a world-class lifecycle.
- Support in the computer-aided maintenance management system and its implementation. The system information is intended to help workers to carry out their jobs more effectively and to help management make informed decisions.
- Evaluate the automation need in the built or new facility according to need in line with ISO or ASHRAE applicable standards to act as a bridge between the physical and the digital world with real-time monitoring of the critical parameters with connectivity to sensors, devices, and people, enabling a form of a free-flowing conversation between man and machine (IIOT: Industrial Internet of Things).
- Technical audit:
● Workload: Examine the human resources applied to transform the inputs into output, the methods and procedures followed to determine process performance. Check adequacy and effectiveness.
● Process / Standards: Evaluate deficiencies or areas of improvement in a process or system.
Check the adequacy and effectiveness of the process, work instructions, flowcharts, and training etc.
● Energy: Evaluate conformance to defined requirements such as time, accuracy, temperature, pressure, composition, responsiveness and amperage, etc.
